November ’21 – Net Worth and monthly update #40 £799,268 (+£2,428) 108% FI

Where has this year gone? Christmas is virtually here and we are looking forward to a nice rest from working.

This month I’ve been busy converting a small commercial property I own into 2 flats. This is continuing my strategy of building up my BTL properties to enable me to do less work for others and concentrate on expanding and running my portfolio over the next couple of years.

Mrs Fu and FU#4 have recovered from the covid they had last month. Nobody else was affected in the household so hopefully we all have immunity now.

We managed to keep to our alcohol-free month in November and we can now relax and have a good drink at our upcoming Christmas parties.

Mrs Fu had a bit of luck on the matched betting front, winning a prize of various electronic goods, including a Mac book air, Apple watch 5 and a Nintendo switch amongst other items. A nice early Christmas present.

Overall Net Worth in November increased by £2.4k, due to a small increase in my SIPP and ongoing debt payoff.

Since we began tracking our net worth in June ’18, our net worth has increased by £385k, at an average of £9.3k per month.

 

Property

My house price YOY change +11.4%. (Q3 2020 – Q3 2021 NW England)

The Equity in my main home is £396,266.

Main home and rental property values are calculated using the Nationwide House price index.

Nationwide’s November ’21 update reports annual house price growth is back into double digits.

The UK annual % change in house prices is +10.0%, with a UK average house price of £252k.

Even though we show a small cash loss this month, Mrs Fu won over a thousand pounds worth of electrical goods through a casino daily prize draw.

Stayed 74kg and 19% body fat. (74kg, 19% body fat last month).

Still training 3 times a week and 5 a side football.

My target is to get to 70kg and/or under 15% body fat.

Same as last month, I didn’t manage any longer fasts this month, so will try and get a couple of 3 day fasts in before Christmas to offset the binge.

 

eBay/selling – Had a bit of a pre-Christmas clear-out and sold around £100 worth of items.

    I habe been lucky but the Lady got it and was self isolating for 10 days.
